Client Spotlight: Alliance Residential

Posted by on

Alliance Residential is one of the largest privately-held multifamily real estate companies in the United States, with a $15 billion portfolio across 19 states and 29 metropolitan markets. As an active buyer, builder and manager, the firm credits a proactive risk management stratrgy as one of its biggest strengths.

Under the leadership of Steve Easton, Xpera Group has had the pleasure of providing Building Envelope services for Alliance’s projects in Southern California since 2012. We work closely with Robert Van Dijk, Alliance’s in-house quality control director, to support the company’s commitment to a better end-product from planning through to delivery of the final product.

With a critical eye focused on potential weather-proofing issues, Xpera plays a critical, hands-on role throughout the design and building process, providing third-party peer review of the architectural plans, project documents and manufacturers’ guidelines and specifications, preconstruction meetings with various subcontractors, quality assurance inspection services throughout the project, window water-testing (following ASTM (following ASTM guidelines), final inspections and thorough reporting that demonstrates the entire project was completed as the client intended.

Van Dijk explained that he relies on Xpera to provide their construction teams with diligent observations and reporting of the day-today construction process on their various projects. Both Xpera and Alliance utilize Procore’s Construction OS platform, which enhances our ability to collaborate effectively on all projects.

“Xpera’s services allow our teams to focus on what they do best, while ensuring that our subcontractors are providing us with good quality construction, according to the plans, job specifications and manufacturers’ guidelines,” said Van Dijk. “Working with Xpera has been special because their staff is knowledgeable and as committed as we are to doing things right—the first time.”

“We thank Alliance for trusting Xpera Group in this critical role with its projects,” said Easton. “Alliance is a hands-on builder whose commitment to quality is obvious when it comes to waterproofing systems. They value our feedback for sequencing of trades to make the end-product successful for everyone involved. We look forward to a continued, productive partnership that delivers more of these
exceptional projects to the market.”
