Our construction management company, Xpera CM, recently provided strategic due diligence support for a private client in the acquisition of a major land holding in north San Diego County. We assisted the out-of-state buyer with securing appropriate legal counsel and coordinated all due diligence activities, including development status, zoning, environmental permits, resolution of title issues, and defining allowable uses.
The land had many complex entitlement and land planning issues, so Xpera CM was brought in to determine if the uses desired by the client were allowable. This involved working with several public agencies with jurisdiction over the land, including the Army Corps of Engineers, US Fish and Wildlife Service, and California Department of Fish and Wildlife.
After working through the issues, the client was advised that the envisioned agricultural and potential development uses were allowed and met the business goals of the client. The property was then acquired by our client.
